Our Guiding Principles
01. Inclusivity & Diversity
We will look at all aspects of this master-planned community through a lens of inclusivity and diversity, ensuring an accessible and equitable place for all. This may include new infrastructure and community facilities than help level the playing field with other communities in the GTA.
02. Be a Vehicle for Social & Economic Change
We will create local employment opportunities, strengthen the socio-economic climate of the community, enhance social structures, and share knowledge with the next generation of leaders through internship and mentorship programs across all community building disciplines associated
with this project.
03. Create a New Retail Landscape
We will create a new fine-grained retail landscape for South Scarborough to better meet local needs and enrich the overall urban experience, creating a thriving marketplace that reflects the diversity of the community.
04. Connect Communities
We will re-connect to existing established communities by creating a varied street and block network on site. These connections will include new links to the existing transit infrastructure that connect this area to the entire Greater Toronto Area as well as new safe cycling infrastructure. Direct connections to GO Transit, the TTC and Crosstown LRT will reduce residents’ reliance on personal vehicles, allow for healthier forms of movement and increase sustainability.
05. Health & Wellness
The current contaminated industrial site will be reimagined and reclaimed as a clean, healthy, and vibrant neighbourhood with a special focus on public spaces that improve mental and physical health & wellness.
06. Placemaking
Scarborough Junction’s history as a key rail corridor will be reinterpreted as we create a contemporary, transit-oriented mixed-use community that offers all amenities to be able to live, work, and play in one place. This centre will help knit South Scarborough together through the creation of new public spaces such as parks, public squares, greenways, and other public places.
07. New Housing Options
We will deliver new and attainable housing options that reflect the needs of a growing community and the GTA as a whole, both today and into the future. Our focus will be on creating options that do not currently exist in this area of South Scarborough today, providing a variety of different housing types and tenures.

Community Overview
The arrival of two major railways in the late 19th century transformed this site from a small, rural community into a bustling suburban centre. Industrial uses in the middle of the 20th century changed the landscape again and set the stage for this new chapter.
Bordered by St. Clair Avenue East to the North, Danforth Road to the West and the railway to the Southeast, this expansive site is perfectly situated for current and future residents to take full advantage of major transit routes.
Once a bustling rail corridor and vibrant suburban community, past industrial uses have irresponsibly contaminated this fantastic site. With your help we’ll revive Scarborough Junction and re-establish it as a thriving mixed-use destination.
The proposed master plan is highly walkable, with dedicated pedestrian-only thoroughfares and mews featuring vibrant cafés and retail that spill into the street, lush integrated greenspaces and a variety of housing, creating a true work-play environment.

About the Neighbourhood
Many residents of South Scarborough currently have to travel to find retail and commercial options. The proposed master plan will help by providing accessible retail within walking distance of local residents.
Scarborough Junction is located between Kennedy Road, St. Clair Avenue East, Danforth Road and the rail lines. It is unsurprisingly spoiled with a variety of transit options, making this a community that’s ready to grow.
This contemporary community will combine the spacious suburban streets of South Scarborough with a new set of distinctly urban ideals. Proximity to the Scarborough Bluffs and Bluffer’s Park make this a natural playground.
Connecting people and places.
Transit Connections
Scarborough Junction is well positioned for gradual growth, sitting atop the most underutilized stop on GO Transit’s Lakeshore Line. Proximity to the GO, in addition to convenient access to the TTC and Crosstown LRT mean this community will be among the city’s best connected. From here you can be at Union Station or U of T Scarborough in under 20 minutes, and Kennedy station in under five.

Public Realm
The public realm of Scarborough Junction will act as the lush, natural heart of an inviting new community, where an adaptable landscape approach will inform all its aspects.
Pedestrians will stroll along the main streets generous sidewalks and comfortable and well-planted boulevards. Cyclists will enjoy safe and convenient paths to key destinations. The streetscape will be designed to emphasize views of the neighbourhoods open spaces allowing all to enjoy.
The heart of Scarborough Junction will be a large, central public park, located off the main street in the core of the new community. Visually connected to existing Natal Park on the South side of the rail corridor, the new public park will offer generous greenspace for a number of residential, retail and community uses.

With its enviable connections to the economic centre of the Greater Toronto Area, the community’s economy could be much stronger.
Economic Development
Scarborough Junction is a large-scale long term project with a number of diverse employment opportunities extending from its planning and building phases, to the finished community which will house a variety of new housing and employment options.
What’s Missing?
From an entertainment and retail perspective, Scarborough Junction is missing a few key offerings.
Enhanced Retail
A key component of our community vision is the establishment of a new South Scarborough retail hub. This could include a new main street and feature a variety of cafes and restaurants as well as much needed retail including a grocery store, LCBO, pharmacy, and new entertainment and dining options.
What’s Missing?
The community doesn’t lack for resident diversity but it does lack for housing diversity.
Housing Opportunities
South Scarborough is in need of new, attainable housing options that meet the needs of a growing city whose affordability is continually being eroded. We plan to meet those needs through adding units types and tenures which don’t currently exist in the South Scarborough marketplace.
What’s Missing?
Community employment opportunities for existing residents and new Canadians are scarce.
Employment & Mentorship Opportunities
All employers, including vendors, suppliers and trades have and will sign an employment and mentorship pledge. This pledge is to make best efforts to employ local residents during their tenure on this project – and a newly established mentorship program will aim to educate and mentor students and underemployed residents from the community in professional roles.
